We recommend you visit us first to get up close and personal with one of our showroom models. You can meet the team, and we will listen to what you have in mind. It is helpful for you to know the dimensions of the space that you have available at this stage. We can even begin some design work if you know what you want.
Then it’s time for us to visit your property for a site survey to observe ground conditions, power supply, access etc. in order to prepare everything to run smoothly during installation.
For a house with a private garden, our rooms do not require planning permission, generally falling under permitted development rights as they are under 2.5m in height. In terms of the floor plan / foot print / area that is buildable under permitted development specifically for you property, our team are on hand to determine this if you don’t already know. In the unusual cases that planning permission may be required our dedicated planning consultants will take care of this process for you at no extra cost.

Our surveyor will visit your home and discuss the project with you. The 3 main observations to be made by the surveyor are: 1. Ground conditions – checking flatness and hardness 2. Power supply – checking the existing position and planning a route to the new GardenSpace, and 3. Access – deciding the best place for unloading and procedure for getting the product to the site of installation.
The surveyor will also be able to answer any questions you may have, and, if you have not already visited the showroom, they can show you sample sections of the various parts of the product.
We will take care of all the groundworks needs. If the area is relatively level it will be completed as part of the standard process and included in the cost. In the case that extra groundworks are required to make the site sufficiently level there may be some additional cost.
Our standard process and costing includes for bringing an electrical power supply from your house existing consumer unit to the new GardenSpace up to 15m.
Yes we can, we can submit and track your application for you.
We can provide full design drawings including photorealistic 3D rendered images superimposed on a picture of the actual installation site, so you can literally see your exact Garden Space on site.
The base will normally take between half-a-day to 1 day to install. The building itself will be constructed the next day and for decoration and final touches we allocate between 7 to 14 working days depending on the size and design of your building.
It depends on the season, but the wait for installation from the time of deposit is between 4 – 8 weeks.
We require %50 deposit 4 weeks before your installation date.
We will always offer the option of having the landscaping work around the new GardenSpace provided by us. If you are interested in this service our landscaping team will get involved.
We require the final balance once the building work has finished, and you have signed your garden room off as complete.
If plumbing is included as part of the specification discussed with you then that work will be included in your quote.

Yes we can, we can design your building to exact shape and measurements that you require. Please bear in mind you will need planning permission if your room is above 30 sqm and your ceiling hight is more than 2.5 meters.
For garden rooms that are 15m² and less: We simply require a 400mm gap between your garden room and any solid obstacle (such as your house or fence etc.) for construction purposes. For garden rooms that are above 15m²: a 1m gap between your garden room and boundary walls or fences to meet PDR planning conditions.
Our buildings are built as standard at 2.5 meters externally. The fronts of our buildings are always the highest point of the garden room, allowing water to run from front to back into the rear guttering at a gradient of 1:70. So over a 7m structure the rear of the building will be 2.4m at the lowest point.

All of this is supplied, installed, engineered, and constructed within the standard package.
The building will be treated with a water-based wood stain by us and you can re-treat with a water-based UV oil or wood stain as you see necessary. Alternatively upgrade to a fibre cement composite cladding which is unaffected by the elements and stain-resistant.
The building will be treated with a water-based wood stain by us, however if you would like to change the colour, you can paint or stain your garden room with a water based substance without damaging the protective properties in the wood.
Electric underfloor heating can be installed as an optional extra.
Yes you can. Skylight can be supplied and installed as an optional extra.
Yes, we can install partition walls in any of our larger sized garden rooms. This is great for split-function rooms or including a WC or garden shed for example. Please enquire for more details.

Yes you can. If you are looking to install a bathroom or other facility that would require water and waste pipe to your building, we can help by quoting for external and internal plumbing and drainage.

Yes, they are warm enough to use throughout the year as they are all well insulated and we only use hight performance double glazing doors and windows.
Potentially, yes. If this is something that you are likely to want to do then tell us from the start and we can design and build the garden room in a way that will make it easier to do this.
You will get 3 set of keys with your garden room.
Our windows and doors are double-glazed to BS7412 specification and feature tough Pilkington K double-glazing which is both safe and thermally efficient. All windows and doors are fitted with high security (insurance grade) multi point locks and bolts with a 5-lever locking system. You can also have home security devices installed as an optional extra.
If you live in a conservation area you would need to build behind the rear elevation of your house for the garden room to fall under permitted development. If your garden room falls within permitted development rights then you should not require planning permission.
Yes! You will require Planning Permission to have a garden room on your property, but we can help with this! If you live in an area under an Article 4 directive, this means that your local planning authority has removed Permitted Development rights for your area. If your property does not have Permitted Development rights, then we can help you with your planning application for your garden room project.
We will do all the necessary groundwork and engineering but we would ask that any personal property be removed from the area before we begin.
We can design and build any garden rooms to the sizes that you require subject to planning conditions.
The standard engineering process is a ground-screw foundation grid. The floor cassette is fixed directly to the ground-screw grid. If requested we can offer other foundation/slab details as our parent company is an establish construction firm. In particular if the intended use of the room is something like a weightlifting gym or to have a hot tub included, then we would calculate structural requirements and offer an appropriate design and specification.
The smallest garden room we can make is 3m x 3m.
